Last years Walk / Run was a huge success thanks to all of you… they were able to purchase 2 pieces of handicapp accessible playground equipment for Ella Harris Park- a molded swing to be hung in place of one of the current sling swings and a roundabout merry go round with two molded seats attached with seatbelts - The goal for both of these pieces of equipment was to allow for all of the kids in the township to be able to play together at the park. For this reason the molded swing was added to the current swing area and the roundabout has both two molded seats and two open areas so both disabled and their non-disabled peers could ride together… after much delay due to back orders and overseas shipments – the equipment has arrived and just awaiting it’s installation!!!!

With this year’s proceeds we hope to be able to pave a wheelchair accessible path around the play area.

New FHA Lending guidelines to start on October 1st, 2008

The housing bill that was signed this week included two major changes for FHA lending guidelines. The changes are scheduled to kick in on October 1, 2008.The first change is the minimum down payment requirement. Currently FHA loans require 3% down. On a $200,000 purchase this would be $6,000. The housing bill will increase this minimum down to 3.5%. On that same $200,000 home, the down payment will now be $7,000.The second major change is the elimination of seller funded down payment assistance. Currently the seller can contribute up to 6% to the buyer to cover their down payment and closing costs on an FHA loan. These funds are deducted from the sellers equity and credited to the buyer at closing with a non-profit intermediary. This has allowed buyers to take advantage of 100% financing.One of the main reasons this is being eliminated is that FHA found the foreclosure rate to be about 80% higher on loans with down payment seller assistance verses FHA loans without. There was also concern about inflated property values as a result of the seller funded DPA programs.Moving forward the max the seller can contribute to the buyers closings costs and pre-paid items is 3% of the purchase price which has always been allowed. The buyer will now be required to contribute the 3.5% for their the down payment. Down payment assistance from a non-profit, employer, church or family member is still allowable and always has been.Despite these changes, FHA loans will continue to be a good option for first time home buyers.

This is said over and over again in the business world, and homeowners often try and ignore this very important part of pricing their home for the market. When sitting down with a potential client and discussing the pricing of their home, most sellers focus solely on the price that their ‘neighbor got’ for their home. They compare, in their mind, the features and upgrades that they have and their neighbor didn’t have, and then come to a number that they feel their home is worth.

It is ever so much more important to step away from your personal feelings when selling your home (this is afterall a business transaction), and consider what else is for sale. The competition in this case, is the other homes that are listed in and around your price range within your same town, county, state, etc.

If your home has some unique characteristics, this may add or take away value in the mind of the buyer. Even if you really love the custom wallpaper that you paid a small fortune to install, the buyers may just want to rip that out as soon as they move in. Everyone’s taste is different! So the value that you may think you have added to your home, may just be seen as an expense that the buyers must undertake as soon as they purchase.

If your home is in pristine, move in condition, this may help you find a buyer faster, but will not always add to what they are willing to pay. When considering where to price your home you need to keep in mind that every buyer that even considers your home (whether they come through your house or not) will look at every other home on the market. They want to make sure that they are getting the most for their money. Can you say that you are offering that? Does your home offer more to the buyer then any other home that they can look at?

So, price your home right, and do it the first time. The longer a home languishes on the market, the less likely you will get your asking price. And as a matter of fact, statistics show that the homes that are priced right the first time, sell faster, for more money (much closer to the asking price), and the homeowners have far less hassle getting to the closing table.

On September 11th let’s proudly display American flag outside every home, apartment, office, and store in the United States.

If every individual makes it their duty to display an American flag on this seventh anniversary of one our country’s worst tragedies we will send a clear message. We can do this in honor of those who lost their lives on 9/11 , along with their families, friends and loved ones who continue to endure the pain. It will also honor those who today are fighting at home and abroad as well as those veterans and fallen heroes who have fought for our freedoms over the past 232 years to preserve our cherished freedoms.

In the days, weeks and months following 9/11, our country was bathed in American flags as citizens mourned the incredible losses and stood shoulder-to-shoulder against terrorism. Let’s show that pride in our country once again. Our patriotism pulled us through those tough times.

Our American flag is the fabric of our country and together we can prevail over terrorism of all kinds
